CONSTRUCTION PROJECT MANAGEMENT REPORT

Introduction

Construction Management

A construction project is a complex net of contracts and other legal obligations, each of which must be carefully considered. A contract is the exchange of a set of obligations between two or more parties, but it is not so simple a matter as trying to get the other side to agree to as much as possible in exchange for as little as possible (Coe 2009 23). The time element in construction means that a delay costs money, and in cases of bottlenecks, the delay can be extremely expensive. Thus, the contracts must be designed to ensure that each side is capable of performing the obligations set out. Contracts that set out clear expectations and clear paths to accomplishing those expectations are far more likely to result in the project flowing smoothly, whereas poorly drafted contracts lead to confusion and collapse.

Project Organisation Structure (from Client and designers to Site)

The organizational structure is the infrastructure that will continue its activities. What allows this structure is what can be achieved with relatively little efforts. The activities that go against the structure will be complicated and laborious to accomplish. The fundamental issue is how to define the communication and hierarchy, enabling and restrictive in the way of sharing information and responsibilities. The organizational structure for construction project includes the communication efficiency of communication and coordination among team members.

To evaluate various organizational structures and efficiencies in coordination, a firm uses the analytic hierarchy process for quantifying the strength of its structure and identifies the optimal structure for project management (Slack 2007 425). The optimal organizational structure can be established only after the work network has been determined. The optimal organizational structure can be established only after the work network has been determined. The maximum number of levels between members of a team has been limited to three. There will be only three levels below the construction manager. Members of the teams will be classified into three categories, based for that in their characteristics, size of task and experience. The relative positions between them will be defined and restricted accordingly.

Procurement Method and Form of Contract in Operation

Procurement

Procurement describes the merging of activities undertaken by the client to obtain a building. There are many different methods of construction procurement; however the three most common types of procurement are:

1.Traditional (Design-bid-build)

2.Design and Build

3.Management Contracting

The roles and responsibilities of contracting parties and the relationships between them vary considerably depending on the method. The project team must necessarily choose the best method. Since there are several variants of each approach, choosing one method over another must be carefully analyzed by all stakeholders during the development of risk management plan to determine the risks, benefits and drawbacks of each method. The choice of a particular method for making a construction project is based on the analysis of risks identified in the plan that could affect the priority objectives of the project during the planning stages and ...
