House Management

Introduction

House management for the tenants is an essential activity for landlords. This comprises the allocation of housing to new and exiting tenants, granting and managing the suitable rental agreements, repair and maintenances organization, housing support, advices and solving problems between neighbourhoods. There is a long history behind the house management services. In England, advocate and other specialized people hired by the private landlords in order to supervise their housing as an auxiliary consequence of their principal activity. The management of the house managed by the wide mixture of people coming from the environment of local government which includes public health, finance and people who holding certain departments, which related to the responsibilities of the housing development and management. The approach used by the local authority purely based on the property management rather than people and the contract usually in the written and impersonal. In this research focus is on the effectiveness of the housing management services. Effectiveness been seen as a laborious concept by many people, but, there are three ways of judging the housing effectiveness. Firstly, the policies and practices relating to rent and rent that might occur as outstanding and maintenances that issued by the local bodies of the government. Along with this, the satisfaction of the tenant with the service provided, estimated during a survey and discussion with the tenants in the groups. And lastly the estate management support to the homeless tenants. These things compared with the theories of the housing management. (Franklin, 1998, 216)

Housing and social theory

Housing management is the influence by the social factors that consist of attitudes and the economics status of tenants. Social theory is concern with factors that do defining the relationship between the participants. When talking about the house management the most effective social factors are attitude and the status of the tenants. Why we talking about these two factors, is because of the relationship between the poverty of the tenant and the cost associated when renting a home. The earlier argue which concern with the house management task rather than their nature of work. However, there is a little distress when coming to the role of the housing management in dealing with the people suffering from poverty. The social theory has not been applied to the house management services. There was an earlier argue that house management cannot adopt a social role in its dealing as the rise in poverty and marginalized tenants. This argues was due to the behaviour of the tenant as the issue regarding the rent, repair and maintenance problems. Beside this issue, that arises with dealing with tenant complaints of complaints of neighbours' behaviour or tenancy agreement that occur violate or dealing with tenants who are in arrears with their rent payments. The point of view of the chartered Institute of Housing regarding the acceptance of the social role includes all of these essentials and also includes acting in partnership with the police.
