Introduction

Regarding the coursework towards property, several amendments have been undertaken towards the benefit and strict application of land registration. We look for alignment between laws and its application towards paving way for land registration and its interests accordingly.

Land Registration Act 2002

The Land Registration Act of 2002 works under jurisdiction as an extension of the previously active Land Registration Act of 1925, which works in accordance and a portion of the Parliament Act in the United Kingdom. Here, the Act, along with Rules of Land Registration, disseminates and scrutinizes the role and practice of Land Registry.

Purpose of the Act

The purpose of this Act aims a striking and distinctly different approach towards land registration. The Act pertains to complete change and transform the system into a paper-less environment. With the Act's application, legislations and procedures shall be undertaken to attempt to mould the environment into an interface respectively. Therefore, with the consent and backing of the Land Registry, the Act sets the stage for invisible conveyance, leading to become a question of public debate. Vigilance in response to first registration give an indication by which a person, under a concentration in unregistered land can be knowledgeable of an submission for first registration of the label to an estate in that surrounding acre.

Once a caution against first registration has been entered, no registration of the estate affected will be made until notice has been served on the cautioner and he or she has had an opportunity to appear before the registrar and oppose the application for first registration.

Overriding Interests

When discussing about land and the opportunities that lie within its frame, several things and items need to be kept in mind. Interests are defined as intentional, motivational or inspirational goals and objectives that human may associate with and relate to a particular setting. These may or may not be protected in the register, but may bind the person banded with land registration.

Such interests could be significant in terms of count and width.
