CHAPTER 01: RESEARCH PROBLEMS

Risk can be defined as the probability of failing to achieve a specific goal. It is important to achieve every goal that is associated to the objectives of housing productions and incorporates a factor of risk in it. Although, housing development is risky, the non-profit developers have the ability to reduce or control the risk. The risk can only be controlled when the non-profit developers identify and understand the specific factors of risk that are associated to it.

It is very important to incorporate all the factors risks that are associated to housing development. The procurement in the United Kingdom must evaluate the risk and the return that they can get from the development of the house. It is important for the profit developers to understand the fact that the procurement that they make for a house must be recovered after they sell out the house. The housing development has risk associated to it in every phase, such as during acquisition, financial management, team selection, project design and construction specifications, production management, performance guarantees, change orders, operations and maintenance (White & Klein, 2008, pp. 65).

The aim of this research study is to explore the types of risks that are associated with housing development and the ways in which it can be incorporated in to procurement in the United Kingdom. In the light of this aim, this research study will meet the below mentioned objectives.

The research methodology that will be adopted for this research study is secondary. This part of the research study furnishes a comprehensive sketch of the design of the research that will be adopted.

Secondary research will adopted as a research technique for this research. The internet publications, studies on similar subjects and article will be considered for this research. This research began with existing literature detailed analysis. The final conclusions will be drawn from the analysis of secondary data available on the internet and other secondary sources. Since this research is based on a broad subject, secondary research methodology is the best methodology available which can be used for such research subject. The literature review and the conclusion of the research will be deduced from the secondary sources and the data will be extracted from the sources written in the reference list (Creswell, 2005, pp. 45).
