Introduction

Various new Approaches and trends have been introduced in the construction industry due to the High cost and flee inflation rate now adays.Moreover, several steps are taken to reduce the construction time involved in any of the specific project. Two of these approaches are construction management system and fast track construction. This Coursework identifies the effect of these advance approaches on contractors.

Fast track construction has been developing more or less for the decades and now. It is stated that this type of construction decreases the project schedule by conducting and organizing design and construction phase all together. Let's take an example, in a distinctive fast track project, foundation and steel packets are acquired earlier than the building layout is installed. Design phase may extend as little as a week ahead of the pre construction phase and numerous design decisions are made on the site.( G. Henry 1975)

Identification

The normal method of scheming out the construction cost is to have a definite utmost value given by the manager during the afterward period of design development on the starting phase of the construction documentation which is dependent up on a fair understanding of the architectural objective. In the early phases, the architect has to look forward to and illustrate the elements of the design that are not shown up till now, on the other hand the manager will required to determine the possible costs that is based upon his expertise and they both be obliged to commune the hypothesis to their vendor. With the passage of time, it is duty of manager to manage all the costs. As the cost of one construction article rise, the value of the other item will have to be cheap. It is the expedition into improbability. ( Knech.B 2012)

Risky Process

Ironically, while the result to fast track a mission is almost always a profitable one, the final expenses are normally indefinite during the progression. For profit-making owners, the potential for profit is significance to the threat; while, for many not-for-profit owners it is necessary to identify the entire expenditure going in, so that they do not pay too much for any one article. These types of declarations are doubtful to survive in a fast-track development. It is not appropriate for the risk adverse owners, architects or construction managers. No as such projects resistant to be delayed, therefore all the rewards and advantages goes off and the disadvantages increases if the procedure is not approximately managed to resolve any mishap or dilemmas quickly.
