Construction Management

Introduction

Building regulations are defined as the standards or the principle values that are set by the government of any area or the federal government for the construction and the architectural design of a building. This can be applied to the new construction in the building and may be forced for the alteration due to certain conditions and situations in already existing buildings in England. These regulations may vary according to many factors. For example, the location of the building (site), the typology of the building, that is if the building is commercial, residential or an amenity and the already existing bye laws of the area.

Purpose and benefits of the Building Regulations

There are many benefits that are fixed with the regulations of the building construction. They exhibit many benefits as well as introduce many propose behind setting these standards. Because of these benefits and situations, the government of UK has also introduced many reforms and overtaken many acts in order to regulate the construction in UK.

The benefits that are exhibited by these regulations are aimed as follows:

It set and provides the bench mark to set objective and fair building standards. In the railway station it is very time consuming to calculate all the spaces individually for different building requirements especially for COS (Compulsory Open Spaces). Therefore a bench mark of the values provided by these regulation will saver much of the time for design.

In order to meet the building standards it is also very important to set these standards. In a railway station, it is important to unsure the height of the platforms, public open spaces etc. these regulation provides the values and the standard to regulate these important requirements.

It improves the functions of the building. Railway station is an important typology of the public building. A huge influx of people is coming in these building in a specified time that is with the departure and arrival of the trains. So there is an important need to make regulation with these specified typologies (Hamm & Binney, 1984, Pp. 32).

It addresses the control system and supportive construction units of the building. The electrical system, mechanical and HVAC system are very important for the public building like railway station. Therefore it should be regulated with the build regulations (Oakley, 2001, Pp. 51-56).

It ensures the sustainability of the building. Sustainability ids an important factor in all the modern and public building. Most importantly and most notable benefit in the new standards and regulations is energy efficiency.

It ensures the safety and the health of the occupants. In railways station there are many important areas regarding the safety and the health of occupants. The platform, the arrivals and the departure of the train and the precautions that is necessary to keep the passengers away from the tracks (Hamm & Binney, 1984, Pp. 32).

It controls many other issues like building height, ventilation, ...
